Can anybody tell me what documents and/or forms are needed to sell a house. I assume you need a report from your engineer to say that the house meets building regulations and was built as per the planning permission granted. Is that all or is there something needed from Homebond etc.. (i don't have Homebond, just the letter from the eng..!!) is this sufficient.
Anything else required, i'd like to have everything ready before we agree a sale to help speed things up..
You should contact your solicitor and tell them in advance that you are planning on a sale soon. They will then arrange to get your title deeds and check everything is in order, and if there is a document missing, will tell you, and advise on what to do. If you have a mortgage, it can take a few weeks for your solicitor to obtain the deeds from the bank, so its wise to give advance notice to your solicitor.
Make sure your solicitor has title deeds already as they can take a while; any planning issue would also require time to investigate, and your solicitor should already be doing this ground work.
