Hello all,
My first post here.I have looked at the forum for an answer but couldn't find it.
I had bought a house in England with my partner seven years ago.We have split up and sold our house.I am now returning to Ireland and will be buying a house on my own.
I am wondering if I will pay standard stamp or are there any allowances for only owning half a house ever before.
Thanks for any replies.

Yes, you pay standard stamp duty. You are not a first time buyer.

I am in the same position having sold in UK last year and buying in Ireland at the moment. You will pay stamp duty unless you buy a new build which is less than 125 sqm as owner occupier.

You will be able to get FTB mortgage tax relief though.

Hi Pepper,
You will pay stamp duty unless:
(1) You were married to your ex and are now separating - there is a provision in the SD leg for separating spouses to be treated as FTB; or
(2) you buy a new house and avail of some of the stamp duty reliefs avail,

good luck!

Kate.
