i am waiting for planning to build a 1 1/2 story 4 bed house it is 2500 sq ft im not sure whitch route to go i work full time and only know a small bit about building i am in no hurry with the house but dont want it to drag on for years either any advice on what a builder would charge at the moment and what savings could i make by going direct labour its in county tipperary

I am almost finished my build went with self build. Did not go with a builder as I wanted to put in as much into the house build as I could. I knew nothing about building. Learned itmostly from researching on the net and what I picked up from contractors.
I work shift so I had more time off during the week which was handy.
I dont think you need to have previous experience about building. You need to do your research and make sure you get good tradesmen. Good tradesmen are the key and ones that care. they will advise you and help you. I found by treating them with respect and interacting with them was the reason why the house build went well.
Upside self satisfaction ,alot of say and attention to detail
Downside stress and you have to be willing tp put in hard work.
Started July hoping to move in late march early April
