Developers Becoming Landlords

Just wondering if anyone has advice about how to sort out issues with my landlord who is also the developer.

The property is very nice and well kitted out and I am very happy when I close my front door. However the apartment upstairs has wooden floors and the tenants - who by the way are just living - no parties etc - but I can hear them walking around, chatting, moving furniture, going to the bathroom. This morning I was woken at 2am, the guy upstairs was going to bed and I could hear him walking around the bedroom, flushing the loo etc. I am not a light sleeper.

The landlord/developer is also managing the bulding, and while he is a nice enough guy, he is managing in a very amature way. We have never had any comunication from him with regard to general day to day matters, ie the fire alarm in the building has gone off 4 times in the past 6 months - there is no out of hours number for the management. The garage shutter is constantly breaking down. Who do we call? The ramp to the garage is nothing short of dangerous when the weather is bad. Who should ensure that is gritted?

People have parked on the ramp - his attitude is what can I do?

I feel like a right whinger so have decided to just shut up and leave when my lease is up. Which is disappointing as I really like the place.

Does anyone have any advice?

As a tenant you wouldn't have access to the original deeds/leases for the building but I know ours bans wooden floors in apartments over others except where there's insulation of a certain thickness under the wooden floor.

As for the other issues, again being a tenant you have very few rights to have a say in these things. Normally the advice would be to get your landlord to contact your management agent but seeing as your landlord is developer, agent and landlord then you're stuck I'm afraid.

Thks, I thought as much. I think I will just stick to the original plan and move out at the end of the lease. His loss.
