Dealing with Auctioneers-Any advice is grateful.

I've found a house i want to purchase, there is 2 auctioneers selling the house. I contacted the 1st auctioneer and he said that he wasnt sure but he thought there was an offer in through the other auctioneer, he also wasnt sure if that offer was still on the table, a few phone calls later and i was informed that yes the offer on the house is still there and is €25,000 more than what i was willing to offer. The house has been on the market for 2 years and so i'm surprized there is an offer in at this stage. I'm now wondering if there really is an offer in at all and is this just a tatic used by the auctioneer for me to up my offer. I understand that the auctioneer is only concerned with selling the house, but is this common practice.
 

I personally have little faith in what certain Auctioneers say. I personally have been lied to by an auctioneer i dealt with in past who never passed on an offer and came back saying it was refused. later found out from seller never received my increased offer

Maybe go to the second auctioneer to enquire to see if first story adds up

if 25k higher offfer still on table with property on market for 2 years, walk away and if they come back offer less
 
I would echo what AAM contributor said. I have had three different Auctioneering practices lie to me.
One was selling for me and the client phoned me to say they were offering my asking price. The auctioneer phoned me and told me they were offering 10,000 less. I said nothing about my knowledge from the client. I said the price was too low we were sticking to our asking price. He phone back 2 hours later and said they were offering our price.
I asked him to call and when he did I told him the story. We completed the deal directly with the client and paid the auctioneer the advertising costs.
I had a bid on a property and the auctioneer kept phoning back to say another client wasoffering more. He did this a few times but then I said no more I was not interested.
He phoned a week later to say his client could not raise the mortgage and we could have it for our last bid. I offered to go back to our earlier bid and he accepted it after some hastle.

I spoke to the auctioneer and he said he couldn't put in my offer because it's €25,000 less than the so-called offer that's on the table.

Whether the offer is real or not makes no difference, call both auctioneers and make your offer. They should register your offer regardless of where it stands in the bidding.
 
I didn't realise that, thanks a million. When I spoke to the auctioneer he just said he wouldn't be contacting his client with the offer because it is lower. It's great to have that info mr man.
