Damp Proof documents with deeds?

Hello,

Wonder if anyone can help.

Bought a house 7 years ago. Old property and surveyor recommended seeing proof of damp proofing and wood worm treatment.

I clearly remember my solicitor at this time showing me these documents and all was fine.

Now selling the property and vendor has, after a survey, asked if the house was damp proofed and treated for wood worm. I have said yes, and estate agent has said she will want to see these documents - But I don't have them!

Where will I get them? Do I get my current solicitor to contact the last solicitor I dealt with - will he have them on file? Or are documents like this held with the deeds???

Would appreciate any help on this. Thanks.

No, documents like this are not kept with the deeds. The deeds are a formal legal document, which I assume currently reside with your mortgage holder, a receipt from a damp proofing company has nothing to do with them.

If your solicitor got a copy of the receipts then they should be on your file.
 
Thanks for your reply. I called my solicitor this morning, and was informed that the documents (both wood worm and damp treatment certificates) were with the deeds, which had been held by the mortgage lender. Something to do with the house being a listed building she said; and stringent laws on proving treatment carried out in older properties.

Property is in UK (Northern Ireland) so law may be different regarding this. Should have mentioned this in my post.
