Current best investment propery rate - have been offered 5.09% fixed

Hi all,

Possibly there is a thread on this already, and if there is, please point me towards it..

I have been offered 5.09 fixed rate (either 2 or 3 years) for an investment property I have, either at interest only or repayment option (from current bank). The tracker rate offered to me is ECB + 1.45%, which isn't great. LTV of property is about 70-80%.

Any details on what is the best investment rate out there (either tracker or fixed) at the moment?

NIB do an LTV tracker investment rate of 4.89 for 80%, although not sure if this has now been revised in light of their recent review of tracker margins.
