hi all im wondering if any1 can help me ive just put down a holding deposit on an apt n hamilton balbriggan. boi have refused the mortgage sayin the the value is 2 low so ive gone 2 ebs n now im worried cause ive 2 unpaid charges on my bank statement in the last year and a few years ago i missed some credit card payments do u think this will affect my chances of getting the mortgage and if so do u think the council will give the mortgage. any advice wud be greatful thanks
 
You can request a credit check from the ICT - http://www.icb.ie/ It costs €5 and will reveal any black marks you have in your credit history. If you do have any black marks, I would expect you will be refused a mortgage.

If you have been refused a mortgage and want to buy a new build, have you looked at making an application to the Home Choice Loan Scheme? This scheme was specifically set up for people whom the banks deem un-creditworthy. Link is here -
 
yh thanks ive ordered a credit check but im wondering if u have 2 be told uve bad credit rating ive not had problems gettin loans off the bank and will the council give the mortgage if i get 2 refusals from the banks. the sol foned 2day and said fingals sol wants the contracts signed its goin so quick i only booked it 3 weeks ago
 
If you have been recieving credit from the likes of BOI or AIB recently, then it's unlikely there are black marks on your credit history. I'm guessing this because when I requested a €300 overdraft on my AIB account, the ICB report stated that they requested my credit report shortly after I made the application.

The credit report itself won't say whether you've bad credit or not. It merely documents a history of repayments (both paid and missed) you've made on credit you've drawn on. In this climate, I would imagine that if a banks sees any history of repayments missed, they will refuse to issue credit.

Yes, you need documentation showing that you've been refused a mortgage twice before you can apply for the Home Choice Loan Scheme.

I don't know what you mean by a sol, by the way.
 
yeah lol

anyhow i got my credit check back 2day and it said "there were no accounts found on the irish credit bureau system relating to your credit history" so hopefully ebs mite over look the two unpaid fees over the last year seems as tho i can prove they were paid and money went in2 my account the next day

Hiya, I am in a similar situation with a deposit on the same apartments. My problem is I can't get a mortgage because of what came up on my ICB report 3 missed credit card payments over 10 months ago. So far, EBS and Haven and BOI have all refused me. Anyone know if Fingal coco check the ICB rating when applying for mortgage directly with them, or how does that work.

I desperately want this apartment

You cant apply to these for AF...unless they have changed there rules and not updated there website


Tintin14 FCC do check your credit report. Althought i'm not sure how harsh they are in terms of 3 missed payments. I would of thought not as much as the banks.

It says on their website that if you get 2 refusals from the banks that they list, then you can apply to them for the mortgage. I dont know what the point would be of saying you can do this if they were going by the same guidelines as the banks. So thats good news for you. Your'll have the option of explaining why you missed the 3 payments to them which they would take into consideration unlike the banks.

Good luck hope you do get the apartment, I'm in Balbriggan myself and i know of them they are really nice apartments.
