Crack in chimney?

I'm a new member - hope its okay to post in this section as I'm selling a house, but was wondering if anybody had any experience of a purchaser's surveyor spotting a crack in the chimney (in the loft)? Our house is only five years old and is covered by Homebond. I'm hoping this will not (a) lose us our buyer or (b) delay our sale. We have Australian Permanent Residency Visas and have to be there by April 21st!! Grateful for any replies.

what has caused the crack?

was there a chimney fire? If so, your own insurers may assist, notwithsatnding the delay in notification. It might be better howeer not to mention to them that you are selling.

If the crack is building fault then homebond comes into play.
