covered under the homebond guarantee even if i wasnt the original purchaser?

I just wish to ask a hyperthetical question. Our house was built in 2004 and was purchased by a previous owner who sold in 2005 which is when we brought it. If i was to have any defect problems would i still be covered under the homebond guarantee even if i wasnt the original purchaser?

I think the answer to your question is yes. Your solicitor should have checked this out for you at the time of purchase.

There is a Homebond certificate (HB10 I think?) that should transfer with the deeds/documentation relating to the property. Your lender should have all this if the property is mortgaged. Ask them for access or to check.

The name of the certificate is HB47 and yes, the Homebond is transferrable from one owner to another for 10 years from the date of original construction.

Don't rely too heavily on Homebond - it only covers major structural defects. House falling down, possible claim. Leaky windows, forget it.
Most issues giving rise to a possible Homebond claim would probably have already surfaced in a house built in 2004.

Existence of the Homebond certificate should not be seen as a substitute for a structural survey in my opinion.
