Cost of sunroom

I recently bought a 2nd hand house in the South East. Looking to add a sunroom out the back.
We are looking to build a normal 12 ft by 12ft sunroom, with dwarf walls, proper roof with 2 velux windows in it. We are going to remove an existing windown for access, so no RSJ is needed in the main dwelling. Including plumbing for a radiator, we have been quoted €41k(with no doors from main dwelling to sunroom.
The quote came from a company that specialises in sun rooms and conservatories, long standing company with a good reputation and we have found them very professional to deal with. However, is the price a bit steep and can anyone recommend any other company in the Carlow/Kilkenny/Kildare/Laois area?
 
I've just added a 12' X 19' sun room to the rear of my semid in County Clare. €20k covered the construction (insulated cavity, steel frame, tiled roof with 2 velux windows, timber panelled ceiling, internal and external plastering). Double glazed gas filled non reflective windows and double doors costed an additional €12.5k. Great job by a local small building contractor.

Just wondering if you were to get a sunroom done yourself direct would you reckon there would be enough of a saving to warrant the inconvienience?

Also would the steps be as below? if I have left anything out, done somethig I shouldn't or not done something I should have let me know......just trying to get it right in my head what actually needs to be done and when.

1) Digout and Lay foundations
2) build sub floor and lay DPC
3) build up lower part of walls external
4) Install steel frame for Roof
5) Install roof
6) Install Windows and Doors
7) Raise floor level to finished level
8) build up wall on internal
9) Install electrics and plumbing if required
10) Insulate
11) Install Plater board and plaster
12) Scart coat and dash external walls if required

My advice is to get a local builder - plenty of competition out there now. Trying to organise the various trades yourself for a such a small small job will be fustrating to say the least and take twice the time or more to complete.

We added a 18ft by 17ft sunroom 3 years ago. Roof fitted with vittral window in the roof (a bit like velux), roof to floor glazing, underfloor heating. The cost to build at that stage (we already had foundations) by a good local builder was E23,000 this included all the steel frame, E17,000 for Marvin windows which are expensive. By the time we tiled it and painted it add on another E4,000. It is a lovely addition to the house. I'm also in the South East, we used the builder that built our house but I don't think they are interested in small jobs any more. I think you'd be better going for a building contractor to build, order the windows yourself there are plenty of choices out there now and don't forget to get Certificat of Compliance in case you ever need to sell.
