Cost of renovating a listed house in Dublin

Has anyone any experience in renovating a listed house.

The house we are looking at, while currently inhabited, needs considerable cosmetic rennovations. It also needs new electrics, heating, small rear extension, new windows, some external and internal plastering.

I know this will involve using specified materials that are more costly. But are there other pitfalls that we should be aware of when undertaking such a project?

Get a proper survey done (not the basic one the bank will require) and talk to the surveyor about your plans/ concerns before hand. He/She should be able to advise.
 
the main pitfalls are the planning authority and the heritage council....
they will have a lot of input into what you can and cannot do...

you cannot perform development to a listed building without planning permission.
