Cost of extension?

Hi, we were wondering how much a 4 x 3 metre single story extension would cost as we are looking at a bungalow and if we got it would need an extra bedroom eventually. ground is not boggy and it will be on the back of the property if done.

If you are outside of Dublin (which I am guessing you are as you mention bog!), building costs might be around €100 per square foot. You are looking at approx. 13ft x 10ft = 130sq.ft, therefore approx. €13,000 for a builder's finish (i.e. bare walls and floors, etc.).

To be honest though, that sounds a little cheap to me as it is a small job - you get economies of scale if you are doing a big job, reducing your cost per square foot. If I was in your situation, I would certainly be allowing €20,000 for the work.

Based on the size of the extension and the fact that it is to the back of the house, it would be exempt from planning permission, provided it met a number of other conditions too.
