Anyone able to give me even a very rough ballpark figure for adding a bedroom with ensuite on top of existing an existing flat roofed converted garage on a 3 bed semi and roofing this/ marrying this in withexisting roof, and then doing a lean too kitchen extension say 14 x 20 ft with velux roof lights, north dublin area

I'm looking at buying a 3 bed semi with converted garage that has a tiny kitchen and needs extra bedroom, to live inmyself with family
 
You also need to be sure that the foundations for the converted garage are capable of taking a second storey.
 
I got a job done 3 years ago in north Dublin as follows:

Extended on ground floor 11ft x 28ft, pitched roof
Top floor 11ft x 14ft (bedroom with ensuite), married in with existing roof
Fair amount of internal structural work and some work in the garden.

Total cost about €98k.
 
Hi NDP - any chance you could PM me the details of the builder/engineer/architect u used (assuming you were happy with work done by each!). Looking at doing a very similar extension.
 
Where abouts in Dublin are you - the guy who did mine only does northside.
 
Afraid so, he just does the northside and north county dublin area. Sorry about that.
