Cost of Building house in Cork

Looking to build a house in Cork and have quote from builder on orginial design of 85 euro / sq ft . Due to planning considerations we had to change the design to make it comply with local area considerations .

Eventhough this design is more basic than orignal i.e. no projections / stonework the building is still quoting same sq ft price .

So not sure if we are getting good or bad deal on the quote .

If anyone has any info on cost to build in Cork would appreciate it

Re: Cost of Building house in Cork -

At first look it seems a very good quote - but what is included? ie internal work? Kitchen? Bathrooms? etc
Big difference between cork city and county prices also. I assume you are in the county. I have just completed a self build (v unusual house) and including all internal finishes to a high spec (marble in bathrooms etc) my build cost works out about €94 per square foot. I am living about 15 miles from cork city. This any help?

Internal work is included including painting of walls . However bathrooms / kitchen aren't as well as tiling walls / floors.

Builder is from country but I intend building 4 miles from city

To be honest Catlin - I think that's a good rate - I have estimates of ~€100 per sq ft for builders and about €75-€85 per sq ft direct labour. So, I think that rate is quite good - have you checked his previous work and spoken to previous clients? Be sure to speak to the owners of the property rather than looking from the outside - he may not even have been involved in work he may be passing off as his own! (Not very trust worthy am I?) Best of luck with the build.
