Cost of Building Extension

We have planning permission to build a new 109.5sqm extension to an old cottage in Wicklow, it would be a two story extension. Kitchen, Utility, Hall, Bathroom, office and living room upstairs with high ceiling and balcony outside - lots of glass.

Minimum quote from 5 builders is 220,000! We brought the house for less!

We figure Direct labour is our only option- been quoted 29,000 for just building up to roof (not including roof) all block work etc. Can anyone compare this to any extension/home builds?

Wooo - I am in the wrong Business 220K - What type of Gold handles on the doors is he offering !! I am designing my pad at the moment and around my guys is coming in around €80 per sq ft for the shell. Why don't you look at builder in Wexford, the further away from Dublin you go the better.

If there is good access and no problem with ground work then that seems high. If there is bad access for machines then it's cheap.
