Cost of asbestos removal and new roof

Hi Folks,

Don't know if any of you can help without seeing the property but i am about to go sale agreed on a new house and wanted to get a very rough idea (give or take 1-2k) of how much it would cost to remove an asbestos roof from an extension and replace the roof. According to the structural survey i got done the about 50% of the timber in the roof needs to be replaced too. Its a very small extension, the floor size is approximately 1.8m x 3m and the roof has a single slant i.e. no arch.

Wondering would anybody have had a similar job done recently or maybe work in the field who could give me an idea of what i'm getting myself in for.

Any help would be much appreciated. Thanks.

I've a similar problem if anyone can help.

Ours is a two-bed cottage that we'd like to buy but we're not sure what we can afford to replace the roof. Looks like asbestos cement tiles (fairly sound on the underside but worn on the outside) they'd have to go anyway.

The main rafters look OK on a quick inspection and there's nothing complicated about the single ridge/gable structure.

Any idea what sort of ballpark budget range we'd need to remove/dispose the existing roof and replace with tile/slate, ridge tiled, flashing (in East Galway/Mayo).

Approximately:

ridge length = 30 feet
gable width = 18 feet
not sure about the roof pitch but I'd estimate the area might be about 750 sq/feet in total (70 sq/m).

Main question is whether these kind of tiles are asbestos and if they're going to be a problem for a contractor removing them.

We're not from the local area and I wouldn't want to rely on the auctioneer giving us a realistic price from one of his 'friendly' builders. He was good enough to phone someone for us this morning who thought it might cost us 6-8k (but hasn't looked at the place yet). When I told him I thought the tiles might be asbestos he just said your man 'would deal with that'. I was guessing it would end up being a fair bit more expensive, so if anyone's had a similar job done i was just looking for a rough estimate to judge other quotes against.
