Hello

Does anyone know how much an architect would charge for a set of plans to build a very standard two bedroom town house at the side of an existing premises.

Contact RIAI - be sure to get a fully qualifiied architect who is registered with this body - we got stung quite badly by someone claiming to be an architect, who could talk the talk but when it came to designing houses forgot one or two crucial things - like a front door! Architects are relatively expensive and you can expect to pay upto 9% for a qualified architect to take you through the entire build and supervise tradesmen and others on-site. Most quoted a percentage based on the size of the house and cost of build. Hope this helps.

The figure seems to vary between about 10 and 15% of the cost of the project in my experience. This article is a few years old but shows the typical stage payments to an architect charging 13% of the cost of a house in the country [broken link removed]

We used an architect technician. He cost us about 1300 to 1400 to draw up the plans and submit. He knows what he is doing but you need to know what you want. He is in the Kildare area. If you like I can give you his contact
