Cost of a self build using direct labour in galway

Has anybody built in Co. Galway recently. Curious to know approx cost of building through direct labour for 3000 sqft two story house. Also wondering if anybody has any experience of geothermal heating systems re cost, efficiency etc. We are thinking of combining it with solar panels. We have a budget of approx 250,000 for the build and wondering if this is realistic! We will be doing none of the work ourselves. We are also a little nervous about going the direct labor route, though finances dictate this.

Would appreciate any advice, tks.
