Corvin Development, District VIII, Budapest

I am very close to purchasing a 1 bedroom apartment within Phase 1 of this huge development.

I was wondering if anyone had any opinions about this project e.g. its location in District VIII, the size of the development, number of flats (5000!!), potential capital appreciation/or even depreciation, its impact on the surrounding areas and the rest of Pest, the amenities planned (new offices, cinema etc) and if it will be a success.

Thoughts would be much appreciated.

Like I stated before: I think it's a wonderful project on a social level. Would I invest in it? No, because there are too many units. If you consider the laws of supply & demand, you know it will take ages before you make any real money. If you are with 5000, there will always be people who will lower their prices when they're in need of fast cash.
Another lesson I heard already a lot (everywhere in the world): in a big project like this, phase 1 is always dangerous. Don't be suprised to pay for the learnings of the project team (constructor, developer, ...)

If you tell aam-BP-people-in-the-know like Budapest or Hungary how many money you want to invest, they will come up with better choices than Corvin.

PS> If you are in front of the Corvin Cinema, you should check out the 2nd hand recordshop - they have some real cool stuff ;-)

UrbanDev, they're going to move 'West Balkan' further back until it's at the very end of the Corvin development. A venue has been reserved for them already. The old location (not sure if you remember it) was directly behind the cinema but it's now gone! It was fantastic as is the new place on Futo utca. Hope the tradition stays alive! It's a huge addition to this area.
