Cork - Still got room for growth?

I am moving to Cork along with a growing number of people these days and planning on staying there for a few years (3-5) while the construction boom is in full flow.

I a not from the city and would appreciate any local advice as to areas to consider / avoid more than I will get from estate agents.

I am considering in purchasing in the price range €350 - €400k. I am looking for a 4 bed house in an area were I can get access to the city and still leave my car outside in reasonable safety.

My medium term outlook for this property is to sell this on when I leave the city and this would be part of my consideration when buying.
 
try the suburbs like midleton, carrigtwohill or carrigaline?!?
 
try Ros Ard, upper Glanmire, about 4 miles from city centre for under €400K

20-30min to the city depending on traffic, Arrow train service runs regularly 1 or twice an hour, only a few minutes walk from this house to the train station. Lovely town to live in. Car ferry for access to other side of the river there too....
 
my parents just sold their 4 bed in Ballypheane for under 400k..
it's 20 minutes walk from town and they had offstreet parking..and although i say so myself it is in great condition..
these are mainly ex-council houses and you will find the council will probably be bidding against you up to a certain level.

there are a good few fixer upers in the area for 350 and a good house with potential on Friars walk for about 400k..
also a lot of smaller 2/3beds in the lough area and a 3 bed semi in the city end of ballinlough for 400k,in a good park
