Cork accommodation for the CJF

I know this is really late in organising this but I'm looking for suggestions in getting some where to put the head down for either Fri / Sat or Sat / Sun for the Cork Jazz Festival.

I know that all hotels will be booked out but does anyone have a gem of a B & B that's under the radar that may have a room.

Any help appreciated. Failing above: same question re: B & B's in Sligo. Roots festival on there that we'd equally like to go to and may if nothing available bed wise in Coirk.
