Contract for contents

Currently selling a rental property which is sale agreed. The offer the buyer offered includes the contents and keep the tenants on which we agreed. The buyer nor us have set a value on the contents. The buyer wants it included in the contract that the contents and tenants are included. We would prefer a separate agreement. My solicitor said its not even needed but the purchasers solicitor wants it in the main contract.

Why would they want it in the main contract and not a side agreement? Someone said to me it might be to do with stamp duty but the contents aren't worth that much so the difference in stamp duty is very little.

Also, what needs to be done regarding valuing the contents? Should we pay a valuer to value the goods or just roughly estimate the value?
