I received redress for 3 month period when refused tracker then moved lenders. It was a ppr for the next two years then rented out. I was offered compensation for period it was a private residence but refused tracker back. Pk was has been looking after my appeal since last july and this answer came in december.
Just to update,in feb i have received 2 years redress up to date property was rented. Pk is now appealing from dec 2010 and to try and get tracker back. Redress for 2 year period was 13k.
"This was a home loan at home loan rates.
By letting it out, you are changing the terms of the contract."
Do they provide for that in the actual Letter of Offer?
If they say something like "This is a home loan. If you rent out the property, you will be charged our buy to let rate." then their position would be correct.
I will have to check letter of offer but UB refusal seems generic. No specifics as above, just refers to the fact i dont meet their terms of eligibility for mortgage on tracker but I am entitled too 'interim redress' up to point of change in ppr.
