Coffee machine, home office, allowable expense?

Hi everyone

Just wondering if a coffee machine for a home office is an allowable expense.

I am a landlord, managing all aspects myself such as repairs maintenance ect.

I also have a limited company (transport) with a dedicated home office to keep on top of all my admin, reporting, pricing, emails ect.

Is there any reason I can't put a coffee machine in there? About €1000 of a machine.

My wife has a small machine in the kitchen which is for personal use. I could argue this one is wholly and exclusively used in the office during work.

I also do a lot of driving by night so the caffeine hit is essential.

Interested to hear opinions on this.

No, I don't think so. You're not carrying on a trade or profession; you are receiving rental income from property that you own. The rules about deductions allowable against rental income are very tight — basically, you have some chance with the money that you spend on the rental property itself, but money spent kitting out a room in your own home for you to do the admin work of landlording is not going to be deductible. The question of whether the coffee machine is "wholly and exclusively used in the office during work" simply doesn't arise.

There are coffee machines in virtually every office in Ireland paid for by companies, and probably slushy machines in at least one. I don’t think it’s THAT outlandish a question to ask.

If Bill was having clients to his office and serving them coffee during meetings I’d expect the coffee machines to be tax deductible? Clearly not against rental income, but he’s said he also operates a transport business.
 
It is outlandish. There are also toasters, microwaves in most offices, dishwashers. Where you wanna stop..
 
We have a coffee machine in the office, I’d say it cost a lot more than €1k, it’s a big beast …and we used to be able to order sandwiches for say internal team meetings,. Apparently we can’t do that any more. The powers that be have said revenue don’t allow it.
 
I bought a coffee machine for work about 6 years ago. It cost €40 in Dunnes and it still works. Some of my colleagues were so happy they bought me a pack of the required pods. I think I had the price of the machine back by lunchtime plus my free coffee pods.
 
I think some posters have conflated the OP's two very different sources of income / entities. My understanding is that the question is whether or not @Bill90. can have his Ltd company, which is involved in transport, acquire a coffee machine to be made available for use by all company employees(i.e. himself), while working.

While a top of the range machine is probably stretching credibility, I can see how the case can be made for a machine, as there's no issue in principle with employers providing tea & coffee, or free / subsidized meals to employees. Situations like this one are where the principle can be made a mockery of...
