I just wanted to say thanks to everyone on this forum for all their help and advice. It really really helped. (Although for newbies, I think you can learn a lesson from me and try to do your own research as well as taking advice on here. I became almost obsessed with getting advice on everything here, and sometimes you can make your mind up without AAM!)
Anyway, I wanted to recommend my broker and solicitor, both of whom went way beyond what I expected from them.
I hope this is ok? I'm not advertising their services, but I do feel that when people provide a good service, it should be highlighted.

I can't recommend Valerie highly enough. I heard so many horror stories about solicitors before we started this process. She, and her assistant Alison, constantly kept us informed of any problems (to the point of 9:15am phone calls from her on Monday mornings!). They also helped us out when paperwork in PTSB went awry last week, and arranged for the cheque to be couriered to them yesterday for us to close.
I don't want to mention price here, as we got a discount because the boyf's sister also used them, but it was an extremely competitive fixed price.

While I wouldn't necessarily recommend using a broker (in hindsight, we probably wouldn't do it again), Tom Canavan in Advance Insurance Brokers, provides an excellent service that doesn't just end when you agree to the mortgage. He deals with all lenders (AFAIK), but just steer him away from PTSB! (I'm not implying here that PTSB are bad - we went with them - just that he seems to "push" them a little more than others. However, that was because for us, their rates were among the best. He offers transparent commission listings.)
As I mentioned above, we had difficulty with PTSB and paperwork last week and Valerie in the broker's office spend hours chasing things up for me. She returned all my e-mails within about 5 minutes! (I have read on other threads in this forum about the after-sales service in some brokers not being the best, but this was fantastic service!)
Moving to the Homes and Gardens section of AAM now... watch out everyone!
