Re: Classical apartment district 6
If it's in Budapest District 6, then you should go with a realistic valuation and use an agency with international links. In reality, none of them are that good but the better local agents are also limited by their lack of awareness of the international market as well as frequently poor levels of English. If the apartment is bright, well-located, high quality, etc. and you price it realistically, you shouldn't have major problems selling it. If it's dark, badly-laid out, unrenovated building, etc, then you could be in for a long wait. Selling costs vary widely but can reach up to 7% of the selling price.
Your main options are:
www.dh.hu - Duna House, one of the biggest agencies in the country with numerous franchises and the full spectrum of staff, ranging from excellent to totally incompetent. Lack of quality apartments, but generally well-known among the international community.
- In my experience, more qualified staff than Duna House but non-user-friendly website.
Also:
www.flottinvest.hu - Generally overpriced low-quality stock, but strong image.
www.tippingatlan.hu - Random stock, huge database, high fees.
www.a1realestate.hu - High fees, sometimes good quality, but often expensive property.
www.casaro-hungary.com - Tends to generate debate.
www.remax.hu - Too new to tell much about just yet.
If the apartment is well-located, high quality, etc, and particularly if it's value is less than 20M HUF, then you would probably save money by either selling it yourself on
www.ingatlan.com or through one of the local Hungarian agents. You might also prefer to go with an Irish agent with Hungarian links, of which there are many, particularly [broken link removed] and [broken link removed]
If you decide to advertise the property with a single agency, your fee will more than likely be lower than if you advertise with severals at the same time.
