Hi, I am the lone executor and beneficiary in a will.

The Will has gone thru probate. The will contains one house which is to pass to me.

As executor and beneficiary what do I have to do next to get the house into my name now that probate is complete?

Thanks

No need to talk to a solicitor. Contact the PRAI, download a change of ownership form. Fill out form with correct details, I think its a €30 fee. I did this last year. Uncle left me a house. There was no deeds of the house, just a Folio number.

In the old language (!) if the property paperwork is not in the Land Registry but is memorialised in the Registry Of Deeds system would OP have to register the new title with the PRAI ?

Hi, I checked registry of deeds for my uncle's house but none existed. There was just the Folio number. This was enough to change ownership with PRAI. I didnt register a new title with PRAI. I just got a notice of completion when ownership came through. I remember asking about deeds over the phone, I think you can get it in writing that X person owns the folio, fee might have been €60 if I remember correctly.BR
