Myself and my wife are separating, and we are considering one of us buying the other party out of the family home, as part of a separation agreement. We both have independent legal advice. How do we go about changing the names on the house deeds from 2 persons to 1 person? Can we go directly to the property registration authority/ how does it work / do we have to pay stamp duty etc?

You need to talk to your solicitors and get specific legal advice specific to your circumstances. If agreement can be reached, and there are no loans or mortgages to be cleared or re-constituted it would be the norm for the solicitors to do the conveyancing transaction as part of the separation process.

It is not about changing names on Deeds - it is about transferring ownership of assets. And liabilities if there are any. There is no stamp duty on transfer of property between spouses.
