Changing downstairs toilet into utility room

We are looking to change the downstairs toilet into a utility room. Any idea of the cost involved and how it can be done? We basically want to take out the sink and toilet and connect the washing machine and dryer.

Can't help with your question but I think that current regulations mean you must have provide a downstairs toilet - something to do with providing bathroom facility to less able-bodied people. It would be worth checking this out before getting into any big plans.
 
Current regulations only state that a builder building a new home has to provide for wheelchair access, lower sockets, switches. You can change your downstairs toilet into a utility room. I done the same, but kept the toilet and sink in the attic incase i need to sell in the future. I got mine done by a friend he just plumbed for a washing wachine and put a tap outside it only cost around €150.00.
