Change of owners on title deeds

I own a house with one sister, and another sister is buying the first sister's half of the house. So we - me and 2nd sister - have to get a new mortgage and have to change the names on the title deeds. Does anyone know if the solicitor will have to go through the same conveyancing process - search on deeds etc - as when we first bought the house. I am trying to estimate what the legal fees will cost. Is it as simple as signing to change the names on the title deeds?

The solicitor will have to go through the same process unfortunately , as it will be a requirement of the bank extending the new mortgage in any case. But if you go back to the same solicitor, and the original purchase was recent, you could bargain on fees, as they might still feel they are familiar with the title enough to reduce the fee.
