Chances of approval for mortgage?

Ok,
here's the details:

income 45,000
time employed 7 years 10 month
permanent/pensionable
No savings
Rent proven for 12 month+
confirmation from landlord about punctual rent payments + amounts
Deposit of 23% in cash - proven (gift from family)
No credit history (good or bad over the past 5 years)
LTV 80/100 (mortgage 69,000, purchase price 89,000)
application with KBC

Anyone any thoughts what the chances of approval are?

This jumps out at me.

Your income, in the right hands, could easily manage the modest mortgage you are looking for.

If I was the bank though, I would be asking how come you have never managed to save anything from your good wage.

I think you would be looked at far more favourably, had you saved the deposit yourself.

Thanks. I've been told that banks often take the rent paid into account as savings? Also, i do have a tiny amount (410 euro) saved in credit union, but it stands against a same tiny loan of 500 euro. reason I haven't saved, and that it will be unlikely I will is I am running an animal sanctuary.

If you can’t get a mortgage at this time, rather than gifting you €20K, would your family use it to fund the animal sanctuary, while you save, then try again next year.
