CGT on private house sale

My parents are selling a house that my aunt left them 30 years ago. This is the only property in my fathers name, as he rents the house they live in - and has done for past 25 years.

The ESB, insurance etc is in his name.

Someone told him he could be eligible for CGT as he is not currently living there.

Is this correct even though he does not have any other properties?

Its not that he is "eligible for CGT" but he will be taxable to CGT on the sale of the property - regardless of whether he owns any other property.
