S solid11 Guest 5 Oct 2008 #1 Hi, I have a nice 4 bed detached 40 miles from dublin in a smalish village. We have planning for a new house but cant budge till we sell. House is on market for 1 year not even one viewing. As construction is cheap now it would be a good time to build but as we cant shift the house and we have no collateral to start building. How would i try and rent out my house just to maybe cover the mortage (850pm). And would ebs give us a new loan- mortage to start on new house? thanks

If you haven't had one viewing, and it's a nice house as you describe it, then the reality is that your price is probably way too high. Has anything else sold in the village in the last year? If so, then price is the key.
