Is there anyone out there who has successfully dissolved their management company and replaced it with a resident's association? If so, who is responsible for the common areas/takes ownership of them? What are the implications for all the contract documents like the lease agreement, building agreement, etc. that refer to the Management company? Our estate is not complete so the council are not likely to take it in charge any time soon...
Having a management company was part of the planning permission of 99% of developments built in the boom. I would be surprised if you could get rid of a legal entity and replace it with a Residents Association and my personal advice would be don't even try. You have rights as part of a Management Company, but also responsibilities.
