Can original pp be amended without having to reapply?

It's about changing an already granted planning permission.

We're considering buying a house that has full pp for a first floor extension. The original plans add 2 rooms and an en suite bathroom to one of them, which would have the only first floor window on that wall (side of the house, house on a bend so only overlooking the road).

We don't want the en suite, would prefer 2 slightly bigger bedrooms. We would also like to sightly alter the internal rooms, just reposition 2 non load bearing walls, and not knock down a load bearing wall as the original plans included.

Does anyone know if that is something that could be amended on the original plans without having to reapply for the planning permission?

From the outside it is literally just that we wouldn't have that en suite window.

As generally advised in these cases, you should discuss the matter with your local planning officer and if in any doubt, apply for a Declaration that the proposed works are exempted development.

On the face of it, I do not see any problem with changing the internal layout, but removing the window is an external change and may well require planning.

Section 4 (1)(h) of the Planning and Development Act should be raised in discussion with your local planning officer.
Strictly speaking the omission of a window isn't development, which is defined as "the carrying our of works on, under or over the land".
Yet omitting the window means that the permitted extension cannot be built "in accordance with the plans and particulars lodged", as normally required by Condition One of a planning permission.

In theory the omission of a first floor window should not cause anyone concern, but sometimes a blank wall looks "ignorant" and it is conceivable that *someone* could be upset.
The best approach would be to discuss the proposed changes with the planning officer and, if directed, seek a Declaration of Exemption from Planning Permission - a Section 5 Declaration.
€80 and 4 weeks could sort this out for you properly and you'd have a decision on Council Headed paper to silence any questions about the lack of a window that may arise when you in turn sell on the property.
