Hi,

I am looking to purchase land in Galway and move back down, what would be the guideline pricings for a site of land between 0.5 acre and 1 acre that I should expect to pay. How does the price differ when planning permission is given on the land, and also when no planning permission has been granted on a piece of land.

What level of stamp duty applies to buying land of this size?

Does anyone know if banks will provide loans for such land at present?

There are no steadfast rules on the price of a site as there are a lot of determining factors. The primary one is obviously location (proximity to schools, shops etc). There are other considerations such as whether or not the site is elevated, what the views are like, what services are closeby (ESB, water etc) as well as whether or not the site has planning.

I have seen prices in Galway run from 60/70k up to a few hundred thousand.

A site with Outline or Full Planning will be more costly than one without.

As regards obtaining a loan, I think I am correct in saying that you can get up to 75% of the cost of the site but this is only on a site for which planning has been approved.
