Buying in Slovakia

I am currently living in Slovakia with my girlfriend, while she finishes Uni here..
we're in the East of the country, just outside Presov. The Property prices are very low compared to the rest of the country, and we're thinking about buying a place here with a view to selling in a couple of years. Would this be a good investment... or are the property prices that low for a reason??

I am a first time buyer, and not that sure about how to go about buying a property in a foreign country, does anyone have experience buying here? :)
How easy is it to get a mortgage here? or would it be better to get a mortgage with a bank in Ireland?? Thanks for any help you can give me!! :)

I am buying an offplan apartment in Vysne Ruzbachy (tatras) not far from Poprad in the skipark there. I have been looking at the area now for just under a year and it seems like a sleeping giant. I could not arrange a mortgage on the development i am buying on. I have arrange release of equity from my home. You are right on the property prices v low than say the capital. The eastern areas havn't experience mass tourism as yet. The country is getting richer and property prices will rise. It is already a member of the EU and ahead of the game in terms of adopting the single currency with the SK Koruna going strong against the euro.

hello, I'm also considerin investing in tatras area. have you any good links on the market there or sound property agents
tks

Icecool, Vysne Ruzbachy are not in the Tatras. They are 50-60 km from the better ski resorts! There's a small local ski centre in Ruzbachy, but its just a few lifts and only about 700 m over sea level. Nobody who's going on ski holiday goes to V. Ruzbachy. There are over 300 ski centres in Slovakia, of course most are just a few small lifts. Only 4-5 are truly decent and popular for skiing (mostly family skiing, although Jasna for example has about 30 runs and even most difficult ones, which is why it's the usually the only resort considered by serious skiers; the other ones are smaller but still popular - Donovaly, Strbske Pleso, Velka Raca; the last one is really just a winter resort and dead for the rest of the year in terms of tourism).

Of course you can buy dirt cheap property in remote villages, there are many like Vysne Ruzbachy. Often good houses can be had at less than 30k. But they have stayed cheap for a reason, no demand. Of course to foreigners it all seems like a bargain. :D Its ok if you are buying for yourself, but its another matter for investment or if you want any chances of rental returns.

Btw, mortgages are easily available (even for foreigners) for property in good areas, including main tourist resorts. If the bank doesn't want to finance your property, it's because they don;t feel security in it.

So if is not in the High Tatra region where is it rei?

You are absolutly right that Ruzbachy is a small place, it is not however a remote village. I have brought there as i was taken in by the place in comparison to the busier resorts. Strbeske Pleso the most popular ski resort is roughly 1/2 hour by car. There are 8 runs in ruzbachy although 2 are for total beginners. I have been offered now a mortgaeg deal with Tatra Bank. I am looking to hold for say 5 years could be a gamble, but i think i have done my homework. I havent been burnt yet but there is always a first time rei.

Take a look at www.ruzbachy.sk

Which Slovakian bank(s) offer mortgages to foreigners?

HI,
i had no problems getting a mortgage with the VUB bank, they were very helpful and seemed happy to have my business.
I'am looking at an apartment just outside the old town of Kosice.
Its in one of the old communist tower blocks, which for me is a real draw back to it.
But its just been refurbished on the inside, new electrical wiring and plumbing and everything.
As well as new modern kitchen and wooden floors etc..
I heard that in Poland the government is now doing a forced buy back of these old communist apartments. Basicaly they are forcing people out and giving them well under market value for the apartments, so they can redevelop the area.........
So i'am kinda stuck...... I want to live in kosice...... but don't want to live in these tower blocks.
But these are the only apartments on the market.
I can't get reliable information, as the estate seems that he would tell you that the sky is pink if it meant that you'd sign the contract. Anybody any ideas??? or know of any planned development in kosice??
