Buying in Romania or Montenegro

Hi - Does anyone have any experience of buying investment property in either Romania or Montenegro. I am currently investigating purchasing an investment property in one or the other and potential returns look significant. I am sure it is high risk but not sure if the returns are out there.

We bought an apartment in Becici last year in a new development. It is a very nice apartment which was built to a very good standard by an Irish developer. However there appears to be very little rental possabilities and any rental income will be spent on maintenance costs,etc. We also bought an apartment off plans in prancj. Totally different areas with Becici totally focused on the beach and the Prancj apartment in the Kotor bay where there is very little beach but brillant views and is also very close to the town of Kotor.
Capital returns look Ok so far.
