Buying house with sister - her primary residence, investment for me

Hi,

Firstly, not sure if this is the right forum, so apologies if it's not. I am a homeowner, house worth about 380K, mortgage of about 70K. My sister is currently renting. She earns just over threshold for affordable housing and anyway, would want to live near centre of Dublin, so probably wouldn't get property in that area on AH. I have been thinking about buying an investment property. Wondering if going 50/50 on a property near centre of Dublin with her would be a good idea. The sort of price range I've seen that might be suitable is 320K, might even get a three bed for that, so would obviously let out extra rooms. She wouldn't have enough for 50% of deposit, so not sure if the whole thing would be unworkable. Also, anyone know what the stamp duty implications would be if we went for a new property? Grateful for any input.
