Buying from the builders

We are hoping to buy a house very very soon in Newbridge.

I need advise on what kind of offers to be putting in.

Should i go directly to the builders? Will there much of a discount? Will they just tell me to go to the auctioneers.

We saw a beautiful house 400k but we can only afford about 350k. Should i put in an offer of 350 or will i be laughed at?

Any advice would be great.

Put in an offer of €320k.

What's the worst that can happen? They may say no, but it's worth a try to test the water.

We just got keys last week for our House. On Sale at €340k, offered €275K signed at €290k.

I was thinking in this current climate they must be desperate to sell.

You should directly to the builder's bank. They are the ones with the power to sell the houses cheaply.

I would advise going direct to the builders - if possible to try and arrange a meeting at the site. Have a clear offer strategy - I agree with previous poster that you should try in the region of €320,000 first. It would get the ball rolling and you can always approach them a second time if this offer is refused. Expect them to laugh and say they couldn't be giving them away - that's all part of the negotiation, remain calm and firm on your offer. If you are not part of a property chain then this would be very attractive to the Builder so stress this if it is the case. Emphasise that you would like to close out and be in the house in x number of weeks.

I'd go lower - maybe start at 275k, reminding them that you are in a position to complete immediately and have the funding in place. Hold firm for a few weeks and see what happens - you might be pleasantly surprised.

Second hand, through EA.

I would imaging there are a few builders that would need to be flexible. We were looking at a new house and the Builder wouldn't budge on price. Walked away. Builer was in the process of going into liqudation

They're a clever lot, those builders. Big paws small brains.

Some of them even did their Inter Cert.

Still, they're cleverer than the bankers with the masters from Trinners.

Hello so Im looking to buy a house in Kilbel Abbey In newbridge.

who are the builders for that estate.

the houses are 420,000 do we have any hope of gettin it for 300,000 or 320,000

we want to go threw the builders and make them a offer.

I really dont want to go threw auctioneers as we have had problems with them in newbridge.

especially one crowd not any of the other ones just one crowd...

so my question is ! is it possible
