buying a secondhand home - terms of sale

We want to buy a house, its for a summer home. The house is 30 years old and needs alot of work, it presently has no heating and the electrics need updating (new fuseboard etc), more sockets, certification by RECI etc.
New to this kinda thing, other houses we bought were new, so just wondering what terms etc we should attach to the offer, e.g. subject to engineers reports etc ... If someone could give me some guidelines that would be great. Also we want to ensure all the furniture, beds etc are all removed - is this standard ( no mention of furniture as part of the sale) or do we need to state this. Are there other bits and bobs we could/should ask for at this point in time ?
