buying a new home up at second fix

im contemplating buying a new house (1696sq ft), generous gardens, in a development of 100 houses of which only 30 have sold, the builder is letting 10 off at a reduced price (50%), these houses are up to second fix, can anyone guide me as to what should i expect to pay for completion without any fancy gadgets??
