Buying a house with planning permission discrepancies

Im buying a house with cash savings. The surveyors report says there are some minor discrepancies between the planning permission and the actual structure. The discrepancies are:

1)The permission was granted for a house 50' from the road, whereas the actual structure is 52' from the road.
2)There is a small flat roofed extension to the property containing a utility room. This was not part of the original planning permission.

Should I go ahead and purchase such property?
 
Is the extension visable from the front of the house / greater than 40Sm
 
probably no planning required for the extension. surveyor would be able to confirm

Re the distance from the road - could measurement be taken from centre of the road i wonder
 
Thanks for that info, Windup. I think the distance from road shouldnt be an insurmountable hurdle.
