Buying a house with no planning permission for extension, will bank still give me mo

Hi,
I'm in process of buying a house thats approx 30 years old. Have loan offer pack from bank etc. however, the house was extended, single storey, in the late 70s without planning permission. due to the age of the extension its highly unlikely county council would request that it be removed etc. and vendor has also supplied a recent architects cert of compliance for the extension. however, my solicitor wants the mortgage bank to sign off on the cert and state that they will still loan to me to purchase this property, with this issue. I'm now concerned that the bank might refuse to loan to me on the basis of this issue and house purchase will fall through. Has anyone experienced a similar situation and what was the outcome? is this fairly straight forward to get bank to sign off on cert of compliance? Thanks for any help with this.

My experience is that the bank will not give you the loan unless planning permission is in order, which means that you can't buy the house until then. If it's all straightforward, the vendor should be able to apply for retention planning permission. It may delay your purchase by a couple of months.
 
can the seller not apply for retrospective planning permission because the extension has been up so long?
 
Vendor hasn't sought planning permission or retention because they state that due to the age of the extension the county council won't insist it's removed etc

Which is fine if they're planning to live in it, but if they want to sell it they'll need to get retention planning permission or look for a cash buyer. Banks don't like planning issues.
