buying a house-fair price

hi i am also wondering what would be a fair bid to offer on a 4bed house ....we live in a new development and there is a vacant house sitting around the corner we have our eye on,we viewed it yesterday and were told last year it was on market for 525,we are cash buyers with a large chunk of it being inheritance,and are morgage approved for the remainder....the reason it didnt sell before is because someone pulled out and the sale fell through also the next phase pushed forward,leaving a few empty houses left in a 2/3yr old estate,any ideas with what we could start off with as an offer? ta for any advice x x

I would offer 10% below asking price.

offer 450k, explain you do not need to sell your property and have the finance in place, hopefully prospect of a quick sale will make it an attractive offer... (i learnt all this on here a few weeks back)
