The buyer of our apartment has signed contracts to buy our apt and given her deposit. However as it is a NE mortgage we can't co sign the contracts until the contracts for new house are ready and there is a few weeks delay with these. She now has requested for us to fix a door and a tap also but this was never mentioned before she signed contracts. Our solicitor is away on holiday and I would love some opinions how safe we are at the min. We feel very vulnerable.

What new house? Is this the house you are buying?
If your buyer has signed unconditional contracts, then they must complete. If they have specified some conditions, then you must meet those conditions.
If they do not complete, you can keep the deposit and sue them to complete, although this is usually not worthwhile.
If you are worried, why not sign the contracts yourselves and send them back and move out as soon as possible?
You may have to find temporary accommodation or you may agree with them an extended closing date.

The solicitor and banks won't let us sell the apartment and hence we can't sign and send the contracts for the sale of the apt until we can sign the contracts for the new house we are buying but their is a delay with the contracts for the new house. She never specified conditions before signing that we are aware of.
I'm just afraid if she is aware we have not co signed the contracts to sell apt yet she will start making demands and I don't know how safe we are still. We have been assured the contracts will be ready for house will be ready by end of month. We have temporary acc arranged if needed.
