I'm going on a viewing trip shortly to the North East UK to look at some Buy-to-Let properties. Any advice would be welcome.
 
Check www.rightmove.co.uk in order to compare the prices of properties that you are shown with those that the agent shows you.

Also look at [broken link removed] (not free I am afraid to say) to determine the actual selling prices of properties on a particular road or in a particular area.

I would also factor in at least one more 0.25% rate increase into your calculations.
 
Rightmove also have a record of sold prices for free.

Mouseprice is great for information. Its allways been free to access for me?
 
it has been a while since i was there. when i last bought i was constantlry checking the actual sale price of properties but i was charged every time. it must have changed...
 
nethouseprices.com looks like a property sales site !!!
 
Rightmove's "sold" prices are the exact opposite of what they say they are: they are asking prices, not sold prices. The Land Registry (www.landregistry.gov.uk) is the only record of actual prices paid.

But you can get down to much more detail from the other sites.
 
nethouseprices.com is not a sales site ! granted you probably need to know the postcodes.
the sold prices on rightmove.co.uk are correct. how come all the properties i have purchased in the UK match the price i actually paid for them !?
the land registry charge £3 for each report and it is useful if you wanted to find out how many years are left on a lease for example. i never buy properties with a lease of less than 90 years remaining unless you are turning it around with a quick refurb. it is very expensive to extend leases once they go under 80 years.

sorry to disappoint you but have no connection with any of these websites unfortunately. i could go on but why bother with the small minded! its a big world out there. i have actually never heard of churchill as overseas investment is not for me. London is the place for me. Tenants keep arriving by the coach load keeping the demand high for rental properties. Happy times.

I would stick to Newcastle city itself, but away from the Quayside where a lot of people have had their fingers burnt. Try Jesmond, it's within walking distance of Newcastle city centre, is full of Victorian terraced houses and has both a good student market and is a key location for young professionals. I personally stay away from inspection trips and recommend you undertake your own trip. Where are you thinking of buying?
 
Be careful of inspection trips that target new developments. In the North East generally I would be more inclined to buy second hand in well established areas.

Churchill Properties would not be the agency of choice for buyers buying in the UK; they tend to be best in Portugal which is their speciality. Anything else is where they are acting as introducing agents with no local knowledge.

Churchills do have a huge number of sub-agents all over the place, but they would not be the best route for an Irish buyer to buy UK property.
