Has anybody got any experience with this company good or bad?

Basic premise is this
You buy property off the plans, they rent propert back from you for 2 years with guaranteed rental of 15% of purcahse price over the 2 years (7.5% each year)
At end of 2 yrs you can sell property realising the appreciation, continue renting the property through them, or move in yourself
They take 10% letting fee for 2 years so your really only getting 90% of the rent, cant see where else they are making the money unless they are charging you a premium up front for property (which is quite possible)
I have written to them seeking more info but wanted to see if anyone had any experience first.
