We are looking at adding roughly 20 SQ meters living space to a house ground floor by converting a garage, incorporating a car port & installing a toliet and adding a sun room at the back. Price for the work is coming out at roughly 3500 per square meter ex VAT. Am complete novice and feel this is pretty high for the current environment. Based N county Dublin.

Job would involve digging about 20 odd meters of foundations, including the replacement of part of a garden wall with a load bearing party wall converting as described above and roofing the lot in a pitched roof. Three quotes in hand ranging from 66k to 72K - one joker at 95K being ignored.

Have been quoted €3.2 K as an add on for the removal and refit of an ensuite as well

Would appreciate any sensible comments on whether both prices seem reasonable. The fact three builders seem to be coming in close together suggests I am not being taken to the cleaners but would appreciate comments / informed opinion
